Rental Rules and Forms

Hi… here are some “house keeping” notes .., we’ve had some major water damage to the dock and shoreline due to Mother Nature. The area has experienced significant erosion and issues. Due to this, we’ve blocked off the dock. Please understand this is out of our control. You will still very much be able to enjoy the house and access the water if you want to.

Please be aware, this is a waterfront home; routine spraying helps, but bugs are unavoidable.

 

We’ve upgraded the upstairs couch, TV, and kitchen appliances. We’re the process of getting better photos up. It’s all just taking longer than expected. Lots of home improvements happening!

It’s been a very wet season so far …. Please understand that Mother Nature is a strong force, and even with getting the outside of house sprayed regularly, insects and debris on the decks are inevitable, my staff does their best to keep this at a minimum prior to your stay.

A few Housekeeping rules to follow ….


1) First and foremost
a. NO Smoking Inside!
i. DO NOT liter – dispose in garbage’s as all things end up on the lake at some point!
2) Parking
a. Only 5 cars Max.
b. DO NOT block neighbors driveway.
c. DO NOT block RR Tracks and/or stone passage.
3) Well Water
a. Well water is “hard water” but safely filtered for your stay!
i. This may cause dishes and such to come out with a film but they are clean.
4) Sewage System is a Septic Tank
a. NO parking on Grass!
b. NO Garbage Disposal!
c. DO NOT Flush anything except toilet paper!
5) Trash Pickup
a. Every Thursday, please place garbage outside in bins and DO NOT move bins.
i. Ensure garbage is taken out Wednesday night.
b. Separate Bottles & Cans to the best of your ability.
c. Please recycle general items to best of your ability.
6) Lawn Mowing Company
a. Comes every Monday or Tuesday depending on weather.
7) House Yard
a. DO NOT adjust bricks w/in firepit and/or retaining wall.

(Guests are responsible for providing their own firewood)
8) 4 Points of Entry to the House
a. Please ensure all points of entry are locked before leaving.
b. Sliding door locks can be finicky so please place boards down as an extra precaution when leaving.
9) Departure Items
a. Strip all beds used of sheets and place on the floor.
b. Place Heat @ 62 (winter/fall) & AC @ 70 (Summer/Spring)
c. Remove all perishables and clean out refrigerator.
10) Outside Items
a. All are use at your own risk and will result in a fine if damaged!
i. This includes Boat Hoist, Paddleboat, Dock, Decks, Floats, Grill, & outdoor games provided.

(Guests are responsible for refilling propane and charcoal)
11) Dock
a. Boats, Kayaks, and Canoes REQUIRE bumpers if used. Life jackets with whistles can be found in front closet of house. Must be worn at all times!
12) Window Blinds
a. The Upstairs Blinds can be pushed up and pulled down via the center of the blinds.
13) Downstairs Shower
a. The Shower Light is motion censor & reacts to door opening.

14) Pop Corn Machine

a. The Popcorn machine is available for use to all guests

(Guests are responsible to make sure popcorn machine is thoroughly cleaned after use)
15) Fun Facts
a. UBER is available in the area!
i. Just may take a little longer than you’re used to.
b. Mark’s Pizzeria will deliver to the house!
i. Call the Penn Yan, NY Location.
c. Grill available for use! Propane is filled at beginning of season so it’s essentially “first come, first serve.” There’s also a charcoal smoker!
d. Water Slide Raft
i. There’s a water slide raft to the left of the house that the neighbors share. Enjoy and use @ your own risk.
ii. Please understand that one of the neighbors owns this privately and allows use of it – please be respectful and understand the family may be using it on their own at times.

 


Please acknowledged you’ve read this and you agree to the terms. As attachments have been tough on this and I’m still trying to figure out a digital signature option.

Popcorn Machine Cleaning Instructions

Please clean the popcorn machine after each use by following these simple steps:

  1. Remove the kettle from the popcorn machine. Wipe the inside and outside of the kettle with a damp cloth or paper towel to remove any oil residue and unpopped kernels.

  2. Remove the parchment paper from the bottom of the machine.

  3. Wipe down the entire interior of the popcorn machine with a damp cloth or paper towel, making sure all oil and popcorn debris have been removed.

  4. Dry the kettle and the inside of the machine thoroughly with a clean, dry cloth or paper towel.

  5. Replace the parchment paper in the bottom of the machine.

  6. Reinstall the kettle, and the machine is ready for the next guest.

Water Use Agreement

This Water Use Agreement ('Agreement") is made between Sunrise on Angus, LLC
("Owner") and the undersigned renters) ("Renter") for the use of paddle boats, kayaks,
dock, water slide, and related water equipment ("Equipment") located at the rental
property.
1. Assumption of Risk and Use at Own Risk
Renter acknowledges and agrees that the use of all Equipment, including paddle boats,
kayaks, dock, and water slide, involves inherent risks of injury, drowning, or property
damage. Renter agrees to use all Equipment at their own risk. Owner expressly disclaims
any liability for injury, accident, or damage arising from the use of the Equipment.
2. Owner's Maintenance Obligations
Owner agrees to maintain the Equipment to the best of their ability and ensure it is in safe,
working condition prior to rental. However, Owner makes no guarantees or warranties
regarding the safety or condition of the Equipment during rental.
3. Renter Responsibilities
• Proper Use and Care: Renter agrees to use the Equipment responsibly and in
accordance with all posted rules and instructions. 
Loss or Damage: Renter is financially responsible for any loss, damage, or failure to
properly maintain the Equipment, including failure to clean or store Equipment
properly after use.
Life Jackets and Safety Gear: Renter agrees to always wear the life jackets
provided while using the Equipment and to keep the emergency whistle attached to
the life jacket.
Swimming Ability: Renter agrees not to use any water equipment if they are
unable to swim or if they do not feel comfortable in the water.
Rule Violation Fine: If the Renter fails to follow any of the rules stated herein,
including but not limited to improper use, failure to wear life jackets, or improper
maintenance of Equipment, a fine of $500 will be assessed and payable to the
Owner.
4. Indemnification
Renter agrees to indemnify, defend, and hold harmless Owner, its members, managers,
employees, and agents from any and all claims, damages, liabilities, costs, and expenses
(including attorney's fees) arising from Renter's use of the Equipment.
5. Acknowledgment
By signing below, Renter acknowledges that they have read, understood, and agree to the
terms of this Agreement and voluntarily assume all risks associated with the use of the
Equipment.

Camera Disclaimer

Camera Disclosure

For the safety and security of our guests and property, exterior security cameras are installed and actively recording. Cameras are located outside the home and monitor the driveway and dock areas only. There are no cameras inside the home or in any private outdoor spaces.

The cameras are used solely to verify the number of guests and vehicles on the property, help monitor the dock for weather-related damage, and protect the property. Guest privacy is important to us, and the cameras are not used to monitor guest activities beyond these purposes.

House Rules

Smoking

  • NO smoking inside the house.

    • This includes no use of vapes inside.

  • Please dispose of cigarette butts properly.

    • Do not litter.

      • Littering will result in a fine.

Parking

  • Maximum of 5 vehicles.

  • Do not block neighbors' driveways.

  • Do not block the railroad tracks or stone access paths.

Water & Septic System

  • Well water is filtered and safe for your use.

    • Well systems produce “hard” water and may leave a harmless film on dishes.

  • Hard water also causes “ring marks” on the inside of toilet bowls.

    • All toilets have been clean; however, marks are inevitable even after a good scrub is conducted.

  • The property is on a septic system:

    • There is no garbage disposal.

    • Flush toilet paper only.

      • Septic can not handle package labeling of items that state “flushable” other than toilet paper.

    • NO parking on the grass, as the septic system is underneath and grave damage will occur from the weight of vehicles/equipment.

Trash & Recycling

  • Trash pickup is every Thursday.

  • Please place garbage in outdoor bins on Wednesday evening.

  • Leave bins where they are.

  • Recycle bottles, cans, and other recyclables whenever possible.

Yard & Property

  • Please stay off recently disturbed dirt areas to help new grass grow.

  • Do not move bricks around the fire pit or retaining wall.

  • Lawn service may visit Monday or Tuesday, weather permitting.

Security

  • Please lock all doors and entry points when leaving.

    • There are 4 points of entry.

  • Sliding door locks can be finicky; use the provided security boards when away.

During Your Stay

Outdoor Amenities

Use all outdoor amenities at your own risk, including:

  • Firepit

  • Dock

  • Boat hoist

  • Paddleboat

  • Kayaks

  • Floats

  • Decks

  • Grills

  • Outdoor games

Guests are responsible for any damage.

Dock Use

  • Boats must use bumpers.

  • Tied up to dock cleats.

  • Must notify owner if bringing a boat.

Shared Water Slide Raft

  • A shared water slide raft is located to the left of the house. Please use it at your own risk and be respectful of neighbors, as one family privately owns and generously shares it.

Popcorn Machine

  • You are responsible to clean popcorn machine after every use, or will be charged an additional cleaning fee.

 

 

Helpful Tips

  • Upstairs blinds operate from the center of the blind.

  • The downstairs shower light is motion-activated.

  • Uber is available but waiting times may be longer than in larger cities.

  • Mark's Pizzeria (Penn Yan location) delivers to the house.

  • Propane grill and charcoal smoker available.

    • All supplies is “first come first serve” so be prepared to refill if needed.

 

Before You Leave

Please:

  • Strip all used beds and leave sheets on the floor.

  • Set thermostat to:

    • 62°F (Fall/Winter)

    • 70°F (Spring/Summer)

  • Remove all perishables and clean out the refrigerator.

  • Ensure all doors are locked.

Things to Bring

  • Water shoes (local beaches are rocky and zebra mussels are common)

  • Toiletries

  • Extra toilet paper, paper towels, and garbage bags for longer stays

House Notes

  • A complimentary bottle of wine is waiting for you on the counter.

  • Beds and pull-out couches are already made with fresh linens.

  • Extra blankets are available in living room baskets.

  • Additional pillows are available, but you may wish to bring your own.

Being a Good Neighbor

Please be respectful of our year-round neighbors by keeping noise levels reasonable, especially during evenings and late nights. Complaints may result in action being taken.
